How long is your warranty on asphalt shingle roofs?

There are two warranty’s to consider when purchasing a roof installation. A material defect warranty and a labor warranty against leaks. The manufacturers carry the material defect warranty and they range from a limited 25 years up to a limited 50 years. The products and processes incorporated into the roofing system will “define limited”. The workmanship warranty against leaks will range from 1 year up to 25 years. Our typical roof replacement with a GAF or Owens Corning composition shingle will carry between a 10 year and 25 year workmanship warranty backed by the manufacturer. All of the warranty coverages are determined by clients choices in product and processes. The more you incorporate, the longer the warranty.

Do you repair leaking chimneys?

Yes, we do fix leaking chimneys. If you have a brick or stone chimney there is a very good chance that it may start leaking from this event. Porous materials will soak up water and once they reach a point of saturation they will begin to release that water. This is a very common issue when we have consistent rain for 2-3 days or more. The only thing that can be done to stop the leaks is to wrap the entire chimney in plastic or a tarp. Once the brick has been dried out it can be sealed.  There could certainly be a an issue with the flashing as well. However, if it didn’t leak before the storm there is a good chance it is a saturation problem and not a flashing issue.

Do you install solar attic fans?

Yes, we install solar powered attic fans regularly during both roof replacements as well as retrofit into existing roofs. There are several of brands available including Attic Breeze, GAF, Lomanco, Airvent, and others.

We will be more than happy to inspect prior to their arrival. A pre-inspection is a good idea to discuss the process and start preliminary discussions on roofing products.  Once your adjuster communicates a time and date we will meet with the adjuster and assist them with the inspection.  If the damage warrants coverage, we will use this time to agree on what job site variables need to be included in the adjustment. jb

How can I prevent black mold from forming on my composition shingles?

Commonly found predominately on tree covered or the west and northern slopes of roofs along the gulf coast, blue green algae is very tough to treat.  During a new roof installation it is important to select an Algae/Fungus guard feature that is factory applied. The manufacturer will install a variable ratio of zinc or copper coated granules in the color granule blend.  Most manufacturers will warrant against algae/fungus growth for 10 years as it is a living organism that adapts to its environment. Some manufacturers, have a coating designed to weather over time that will change the ratio of zinc/copper exposure and will warrant against algae growth for an extended period of time.  This new technology is relatively new (5-6 years) and the verdict is still out.

Zinc strips installed under the top course of shingles is a time tested method as well. This will typically lead to streaking at the lower sections of the roof.  Due to these inconsistencies we do not install.

Treating after the fact can be done with a 3-1 water to 3% bleach ratio. This can be sprayed on the roof with a manual pump sprayer.  It is important to wet plants surrounding the area to be treated.  We recommend this be done by a roofing professional as bleach can be very slippery and when combined with the height of most roofs can propose a serious fall hazard.  This is a temporary treatment that will kill the blue green algae for a couple of years. There are other products available on the market that we do not have adequate history with to comfortably recommend.

What is the warranty for steel roofs?

There are numerous types, profiles, manufacturers, and other non-product related variables that will determine how long of a warranty a steel based roofing product will come with.  Typically, a prefinished (painted) finish will come with a 20 year paint finish warranty as well as a 20 year corrosion warranty. However, if installed within a certain proximity of salt water this warranty will likely not be available.  Some of the Stone Coated steel products such as Gerard or Decra-Bond offer a 50 year warranty.  These products do not carry many of the limitations that a pre-finished steel product will contain.

do you get a wpi 8 certificate?

Certain exterior construction projects require inspections to ensure that the assembly meet the Texas Department of Insurance Windstorm requirements in coastal counties.   Our detailed proposal will indicate if your project and/or scope requires the inspections.  If the project does require them we will make arrangements to have the project inspected.  The state will issue a WPI-8 as evidence of compliance with applicable installation requirement.  The State does not send paper copies any longer and it will have to be obtained using their site.  Any customer of Brinkmann Quality Roofing Services can contact us and we will pull, print and scan/fax to client.

when replacing fascia do you paint?

We can paint fascia boards after replacing, however, this needs to be arranged prior to replacement as paint will need to be onsite. We typically have the client provide the paint so that we can paint immediately after replacement.

what is purpose of drip edge?

Drip edge is a metal transition flashing installed at the perimeter of your home.  The purpose of drip edge is to transition the roofing system to the cornice. Water is shed off of your roofing system to this area where it falls to the ground or gutters.  This non-corrosive flashing will extend the life of your fascia by channeling water away from wood cornice.

Do you repair fascia boards

Yes we do repair rotten fascia boards and soffitt. The optimum time to consider replacing wood fascia and soffitt with James Hardie siding is during a roof replacement.

Do you do yard drainage systems

No. I am sorry we do not do yard drainage systems. However, we can assist with roof top water retention and managed disbursement with a seamless gutter and downspout system. The downspouts can be tied into existing underground drainage.

We perform roof maintenance on most types of roof systems and the type of maintenance to be performed can vary slightly to each type. Maintenance activities will include refreshing all adhesives on the roof, cleaning debris out of valleys, from behind the chimney, and out of gutters. All penetrations on the roof will be inspected for wear and tear or damage by critters.  The roof planes will be walked to inspect for damage by falling debris, fasteners backing through the roofing material, and to asses for general condition of the roofing material.  Roof maintenance should be performed annually.  Spring tends to be the best time to perform routine maintenance as leaves are finished falling and storm season is right around the corner.  Finding and addressing a roof issue is much cheaper and less intrusive before it happens as opposed to after it has failed.

Do you repair Tile Roofs? I have replacement tiles and need someone to replace several tiles and re-cement?

We perform repairs and replacements on both clay as well as concrete tile roofs.  It is good practice to keep and extra square of field tiles as well as 15-20 hip/ridge tiles for future repairs.  If we you don’t have enough extra tiles we can utilize existing tiles from less conspicuous areas on the roof for the repair and install new replacement tiles in less conspicuous areas.  If your roof is installed in a high wind zone alternative fastening options might be necessary for repairs.

Do you inspect roofs for hail damage?

We will be more than happy to look at your roof for wind/hail damage.  Most hail damge cannot be seen from the roof unless the hail was significant in size.

I can see daylight in my attic where a pvc plumbing pipe comes up through the wood. Is this a potential leak?

It very well could be a possible source of water infiltration. If you have plastic/neoprene plumbing flashings on top of your roof and you see daylight, it is likely where the neoprene has cracked or dry rotted. These flashings need to be replaced. Seeing light at HVAC/FURNACE penetrations is very likely as these typically contain a three part assembly that does not require an air tight seal to be leak free. An annual maintenance inspection would address these issues.
