How long is your warranty on asphalt shingle roofs?

There are two warranty’s to consider when purchasing a roof installation.  A material defect warranty and a labor warranty against leaks.  The manufacturers carry the material defect warranty and they range from a limited 25 years up to a limited 50 years.  The products and processes incorporated into the roofing system will “define limited”.  The workmanship warranty against leaks will range from 1 year up to 25 years.  Our typical roof replacement with a GAF or Owens Corning composition shingle will carry between a 10 year and 25 year workmanship warranty backed by the manufacturer.   All of the warranty coverages are determined by clients choices in product and processes.  The more you incorporate, the longer the warranty.

Do you repair leaking chimneys?

Yes, we do fix leaking chimneys. If you have a brick or stone chimney there is a very good chance that it may start leaking from this event. Porous materials will soak up water and once they reach a point of saturation they will begin to release that water. This is a very common issue when we have consistent rain for 2-3 days or more. The only thing that can be done to stop the leaks is to wrap the entire chimney in plastic or a tarp. Once the brick has been dried out it can be sealed.  There could certainly be a an issue with the flashing as well. However, if it didn’t leak before the storm there is a good chance it is a saturation problem and not a flashing issue.

Do you install solar attic fans?

Yes, we install solar powered attic fans regularly during both roof replacements as well as retrofit into existing roofs. There are several of brands available including Attic Breeze, GAF, Lomanco, Airvent, and others.

do you finance?

We do have multiple financing partners that we work with. Wells Fargo and Admirals Bank.

I’ve called my insurance company about storm damage to my roof, they have not called yet to make an appointment, I would like you here before them can you make it?

We will be more than happy to inspect prior to their arrival. A pre-inspection is a good idea to discuss the process and start preliminary discussions on roofing products.  Once your adjuster communicates a time and date we will meet with the adjuster and assist them with the inspection.  If the damage warrants coverage, we will use this time to agree on what job site variables need to be included in the adjustment. jb

How can I prevent black mold from forming on my composition shingles?

Commonly found predominately on tree covered or the west and northern slopes of roofs along the gulf coast, blue green algae is very tough to treat.  During a new roof installation it is important to select an Algae/Fungus guard feature that is factory applied. The manufacturer will install a variable ratio of zinc or copper coated granules in the color granule blend.  Most manufacturers will warrant against algae/fungus growth for 10 years as it is a living organism that adapts to its environment. Some manufacturers, have a coating designed to weather over time that will change the ratio of zinc/copper exposure and will warrant against algae growth for an extended period of time.  This new technology is relatively new (5-6 years) and the verdict is still out.

Zinc strips installed under the top course of shingles is a time tested method as well. This will typically lead to streaking at the lower sections of the roof.  Due to these inconsistencies we do not install.

Treating after the fact can be done with a 3-1 water to 3% bleach ratio. This can be sprayed on the roof with a manual pump sprayer.  It is important to wet plants surrounding the area to be treated.  We recommend this be done by a roofing professional as bleach can be very slippery and when combined with the height of most roofs can propose a serious fall hazard.  This is a temporary treatment that will kill the blue green algae for a couple of years. There are other products available on the market that we do not have adequate history with to comfortably recommend.

What is the warranty for steel roofs?

There are numerous types, profiles, manufacturers, and other non-product related variables that will determine how long of a warranty a steel based roofing product will come with.  Typically, a prefinished (painted) finish will come with a 20 year paint finish warranty as well as a 20 year corrosion warranty. However, if installed within a certain proximity of salt water this warranty will likely not be available.  Some of the Stone Coated steel products such as Gerard or Decra-Bond offer a 50 year warranty.  These products do not carry many of the limitations that a pre-finished steel product will contain.

do you get a wpi 8 certificate?

Certain exterior construction projects require inspections to ensure that the assembly meet the Texas Department of Insurance Windstorm requirements in coastal counties.   Our detailed proposal will indicate if your project and/or scope requires the inspections.  If the project does require them we will make arrangements to have the project inspected.  The state will issue a WPI-8 as evidence of compliance with applicable installation requirement.  The State does not send paper copies any longer and it will have to be obtained using their site.  Any customer of Brinkmann Quality Roofing Services can contact us and we will pull, print and scan/fax to client.

My roof was installed by brinkman , but a company called peterson dean says they have taken over your company. is there any truth to this?

Petersendean bought the original company, Brinkmann Roofing Company, in 2007.  Brinkmann Quality Roofing Services was formed after contractual agreements were fulfilled and has never had any association with Petersendean. In 2014, we purchased the Service Mark “Brinkmann” and rights to original name Brinkmann Roofing Company back from Petersendean.  I would be more than happy to discuss further. Please call 281-480-7663. Jason Brinkmann- President

does your company offer roof maintenance and if so how often should it be done?

We perform roof maintenance on most types of roof systems and the type of maintenance to be performed can vary slightly to each type. Maintenance activities will include refreshing all adhesives on the roof, cleaning debris out of valleys, from behind the chimney, and out of gutters. All penetrations on the roof will be inspected for wear and tear or damage by critters.  The roof planes will be walked to inspect for damage by falling debris, fasteners backing through the roofing material, and to asses for general condition of the roofing material.  Roof maintenance should be performed annually.  Spring tends to be the best time to perform routine maintenance as leaves are finished falling and storm season is right around the corner.  Finding and addressing a roof issue is much cheaper and less intrusive before it happens as opposed to after it has failed.

Do you repair Tile Roofs? I have replacement tiles and need someone to replace several tiles and re-cement?

We perform repairs and replacements on both clay as well as concrete tile roofs.  It is good practice to keep and extra square of field tiles as well as 15-20 hip/ridge tiles for future repairs.  If we you don’t have enough extra tiles we can utilize existing tiles from less conspicuous areas on the roof for the repair and install new replacement tiles in less conspicuous areas.  If your roof is installed in a high wind zone alternative fastening options might be necessary for repairs.

Do you inspect roofs for hail damage?

We will be more than happy to look at your roof for wind/hail damage.  Most hail damge cannot be seen from the roof unless the hail was significant in size.

Do you all service the Woodlands?

Yes. We service Montgomery, Harris, Fort Bend, Galveston, Brazoria, Chambers, and Waller county as well as several of counties surrounding the Bryan/College Station area.

I have a “high” spot in the middle of my roof. Is this a problem?

Without a photo graph and possibly an onsite inspection we cannot answer your question with confidence. If you will please send a photo we can advise you what needs to be done, if anything. Often times high rafters will cause high spots in the roof plain that will not affect the performance of the roofing product. Send email to info@www.brinkmannqualityroofing.com and we will advise.

I can see daylight in my attic where a pvc plumbing pipe comes up through the wood. Is this a potential leak?

It very well could be a possible source of water infiltration. If you have plastic/neoprene plumbing flashings on top of your roof and you see daylight, it is likely where the neoprene has cracked or dry rotted. These flashings need to be replaced. Seeing light at HVAC/FURNACE penetrations is very likely as these typically contain a three part assembly that does not require an air tight seal to be leak free. An annual maintenance inspection would address these issues.

If you’re on the fence about installing solar on your home, we have all the information you need to make the best decision.

Solar Shingles Produce High-Efficiency
Clean Energy That Saves Money

Solar shingles’ primary benefit is excellent cost savings on your monthly electric bills. With inflation a serious concern, many homeowners have seen astronomical increases in their monthly utility expenses.

One way to look at a solar shingle installation is like paying upfront for years of electrical service. The best part is that you’ll pay less on that initial purchase than you would on years of monthly electric bills.

Another consideration is that many electric companies will purchase any excess electricity your roof generates, making your roof an even more economical choice.

Long-Term Aesthetic Boost With Solar Shingles

Solar panels were once the leading option for solar roofing. However, they’re bulky and can be quite a distraction for observers, severely detracting from your home’s exterior beauty.

On the other hand, solar shingles provide a sleek alternative that blends seamlessly with your other roofing materials. Instead of being the house on the block most recognized for its unsightly solar panels, you’ll stand out for having a beautiful, streamlined roofing system.

Solar shingles are incredibly durable and withstand some of the harshest weather, so your investment will look fabulous for many years. In fact, they may outlast your traditional roofing materials.

Reduced Dependence On The Grid
For Your Clear Lake Area Home

Along with saving money on utility bills, solar shingles can give you newfound independence from the electrical grid. Power outages and energy rate hikes happen all the time, leaving homeowners in a bind.

With high-efficiency solar shingles installed on your Seabrook home, you’ll produce most of your own power, reducing how much you depend on the grid for your energy supply. You and your family can enjoy greater independence and self-reliance.

Additionally, this option allows for enhanced sustainability, greener living, and a reduced carbon footprint. If you’re looking for a way to make a significant positive environmental impact, solar shingles are an excellent option.

Enhanced Property Value In Seabrook

When you install solar roofing on your home, you will boost your property value. GAF Energy systems enhance property values because they are dual-purpose. First, they generate sustainable energy. Second, they function as high-quality roofing materials that effectively protect your home from the elements.

If you plan to sell your home, solar shingles can be a great selling point. Many home buyers are interested in saving money and don’t want to complete any major renovations, including a roof replacement.

Exceptional Warranty Coverage With GAF Energy

GAF is a leading roofing material manufacturer for good reason – outstanding products and unbeatable warranty protection. Their solar shingles are no exception to this rule. GAF Timberline solar shingles are backed by the incredible SolarMax warranty.

They’re covered for 25 years for power production and materials. In addition, the warranty includes ten years of electrical installation coverage. When you choose roofing materials from this elite manufacturer, you’re guaranteed ultimate peace of mind.

Roofing Solutions For League City

Is Your Roof Ready For Retirement?
Try A Metal Roof That Never Quits

Imagine a roof that endures for decades, shrugging off the harsh weather and relentless sun we experience in the area. That’s the beauty of League City metal roofing.

Compared to traditional asphalt shingles, metal roofs boast a significantly longer lifespan – making them a compelling choice for homeowners seeking an investment that will last. But how long exactly can you expect a metal roof to perform?

Free Estimate

The Enduring Allure Of Metal Roofing

Metal roofs have been around for centuries, but advancements in materials and coatings have propelled them into the modern era. Today’s metal roofs are incredibly durable, lightweight, stylish, and energy-efficient. Here’s what makes them stand out.

  • Unmatched Longevity: The hallmark of a metal roof is its extended lifespan. Depending on the material and installation, metal roofs can last 40 to 70 years – sometimes even a century. In contrast, asphalt shingles typically need replacing every 12-20 years.
  • Environmental Benefits: Metal roofs can be recycled at the end of their lifespan – making them an eco-friendly choice. Additionally, their extended lifespan reduces the need for frequent replacements – minimizing landfill waste.
  • Low Maintenance: Unlike other roofing materials that require frequent repairs and resealing, metal roofs are relatively low maintenance. Regular inspections are recommended, but once installed, they require minimal upkeep.
  • Weather Warrior: Metal roofs are built to withstand the elements. They can endure heavy rain, resist hail damage, and stand strong against powerful winds.
  • Energy-efficient: These roofs reflect sunlight and reduce heat absorption in your attic, resulting in lower cooling costs during the summer months. Some metal roofs are also coated with special reflective pigments that further enhance energy savings.
  • Fire Resistant: Metal roofs are non-combustible – offering an extra layer of protection against a house fire.

Investing in a metal roof will add to your home’s value, beauty, and enduring strength.

Understanding The Metal Roof Lifespan Spectrum

While metal roofs boast impressive longevity, the exact lifespan can vary depending on several factors.

Metal Type

The type of metal used plays a significant role. Here’s a quick breakdown:

  • Aluminum: Lightweight and rust-resistant – lasting 40-60 years.
  • Copper: This premium metal offers a distinctive style lasting over 100 years.
  • Steel: The most affordable option, with a 40-50 year lifespan.
  • Zinc: Another long-lasting option, providing a lifespan of 60-100 years and developing a beautiful patina over time.

Installation Quality

Proper installation is crucial for maximizing the lifespan of your metal roof. Ensure you hire a qualified, experienced roofing contractor, like Brinkmann Quality Roofing Services, who specializes in metal roofing systems.

Environment

Metal roofs in harsher environments, like areas with frequent coastal winds, heavy rainfall, or extreme heat, may require more frequent maintenance and experience a slightly reduced lifespan.

Paint Finish

A high-quality paint finish protects the metal from corrosion and fading. Look for roofs with Kynar 500 or similar coatings, known for their extended lifespans.

While all these factors can affect the longevity of your metal roof, you’ll still enjoy a lifespan that surpasses the 12 to 20-year lifespan of common asphalt roofs.

Maintaining Your Metal Roof For Maximum Lifespan

While metal roofs are low maintenance, a few simple steps can ensure they perform optimally for decades:

  • Clear Debris: Remove leaves, branches, and other debris that can accumulate on the roof and trap moisture.
  • Regular Inspections: Schedule annual inspections with a qualified roofing professional to identify any minor issues and address them promptly.
  • Trim Back Vegetation: Overhanging trees can scratch the roof’s surface and cause premature wear. Keep tree branches trimmed away from the roof.

Understanding the factors that influence lifespan and practicing proper maintenance ensures that your metal roof delivers enduring performance and timeless beauty.

More than that, we customize your roof just the way you want and need it. And we’re so confident that it’ll remain in good condition that we back it with an unbeatable material AND labor warranty.

Here are three reviews that discuss our quality materials and workmanship:

“I recently had to replace my roof. I once again chose Brinkmann Roofing. Chris Lackey did an outstanding job representing Brinkmann from start to finish. He was extremely easy to work with, very knowledgeable, and trustworthy. I am extremely happy with my choice, and the roof looks outstanding.” – Becky B.

“It was a great experience! They delivered the supplies on time and finished the roof on the date promised. This was for my mom’s house, and she was very pleased with her finished roof. She also complimented the workers, who she said were very friendly and courteous.” – Joe

“Robert was fantastic about getting the roof replaced on my house and garage. It was a quick turnaround, and I’m very pleased with the job they did. The roofers were very professional at their job.” – Marilyn S.

We’re happy to discuss your roofing options during a consultation. We can show you the different materials we offer and help you make an informed choice on the best-quality roof for your home.

#2. Responsive

Far too many roofers in Houston have spotty response times and don’t keep you in the loop as they should. Well, we communicate early and often. From start to finish, you know everything that’s going on. There are no guessing games or unanswered phone calls.

And since we arrive on time and always greet you, you likely won’t need to contact us first. But if you do, you know we’ll pick up or call you back in a timely manner.

Here are several reviews that reference our responsiveness and commitment to communication:

Communication was top-notch, especially regarding expectations. Chris was easy to talk to and laid out all of the information I needed. When the materials were dropped off, the driver took inventory and photos and made sure to answer any questions I had. We had rain on our scheduled installation date, and I got an email letting me know that the crew would be out the very next day to do the job – and they were. I think they showed up at around 7 am!” – Andrew C.

“Their response is prompt and professional. The guy that did the work was obviously an experienced, efficient professional that cared about his work.” – James S.

“Excellent service. When I had a couple of small issues after completion, they were very responsive and corrected the problems. Highly recommended” – John K.

So, if you want a roofer that communicates well and never leaves you feeling ignored or unimportant, then choose Brinkmann Roofing.

#3. Helpful

We’re here to SERVE you. And that means helping you make informed decisions. During your roof inspection, we’ll take time to educate you on all of your options and the pros and cons of each.

Specifically, we’ll show you three different options for your roof replacement. Each may have a different price tag, and together, we’ll make the choice that’s best for your home and budget.

And our commitment to helping you through education and answering your questions in detail shows up in our reviews:

“Brinkmann Roofing gets five stars from me because of Todd Gentry, one of their salesmen. He is honest. He addresses the problem and fixes it. Four years ago, I had a leak. Two other companies came out and quoted me costs to reroof the entire house. Todd came out and said I didn’t need a new roof right now, I just needed to have the leak repaired. When I do need a new roof, I will go with Brinkmann for sure, all because of Todd.” – Diane

“Jacob was prompt and helpful in communicating our desires for the roof project and going the extra mile to ensure we were satisfied with the end result.” – Dennis & Karen R.

“Ryan Laird was who came out and set me up and was the most helpful guy you could ask for. He made sure everything went smoothly, and a crew got to us quickly. He came back through and checked on how it went after everything was complete.” – Joshua B.

At the end of the day, we want you to know what you’re getting – what you’re paying for. Although we’ll never overstay our welcome, we’ll gladly take the time necessary to explain your options and answer every last one of your questions.

#4. Courteous & Clean

Courteous behavior isn’t all that common among Houston contractors. However, it’s very important at Brinkmann Roofing.

One way we’re courteous and show we care? Well, we clean and leave your home and lawn BETTER than we found it.

We do everything in our power to avoid the stray nail or piece of waste lying around your lawn. From protective coverings to OCD-level post-installation inspections, we ensure your property is clean when we leave.

“No debris left behind and very good communication. I will definitely hire them back and recommend them to my friends.” – Luis G.

“I could not believe the mess they made, but let me tell you – they did an impressive job at cleaning it all up when they were done. They swept our yard for nails and debris at least three times that I saw.” – Andrew C.

From cleaning up after ourselves to parking where we’re supposed to in an effort to protect your lawn, you won’t find a roofing company more committed to keeping your home clean and neat than Brinkmann.

Shingle Roofing Vs. Metal Roofing

Metal Roofing Vs. Shingle Roofing: What’s
Best For Your League City Home?

How To Know If Residential Metal Roofing
Is The Right Investment For Your Home

When it’s time to have your roof replaced, you want it done right with materials that are guaranteed to last. With all the options available, it can be challenging to choose the best option. Many homeowners are left wondering whether they should choose shingle roofing or metal roofing for their League City homes.

Both are wonderful options when installed by the right roofing contractors. However, there are some major differences that can make one more appealing than the other, depending on your preferences.

At Brinkmann Quality Roofing Services, we offer exceptional shingle roofing and metal roofing options. We want to help make your decision much easier, so we’ve created this guide to break down the differences between these amazing roofing materials.

Free Estimate

Fire-Resistant Options For Your League City Home

Advancements in roofing technology have allowed shingle manufacturers to develop products with excellent fire resistance. GAF, in particular, has an incredible line of shingles with a Class A fire resistance rating. In addition, they also produce a fire-resistant underlayment for added protection.

It is important to note that not all shingle roofing is made to be fire-resistant. You must choose a rated product to ensure you get the full protection your Clear Lake area home needs.

Metal is naturally fire-resistant, making it an optimal choice. In fact, metal is one of the most non-combustible materials available, which means it is an ideal option for protecting your home in the event of a fire.

However, not all materials used in metal roofing are rated the same. Because of this, you will have the option to choose between Class A, B, or C-rated metal roofing.

Material Options For Metal Roofing And Shingle Roofing

Shingle roofing comes in three types: 3-tab, architectural, and luxury. The most basic protection and typically the least amount of character come with 3-tab shingles. Architectural shingles are a step up in both categories, while luxury shingles are specifically designed to mimic more expensive roofing materials, such as slate.

Metal roofing comes in many different types and styles, affording you an abundance of options for your League City home. Many homeowners choose between getting an aluminum roof or a coated steel roof.

Whether you choose shingle roofing or metal roofing, you’ll have many color options. You can find the ideal match to complement your home’s exterior.

Corrosion Resistance For Your New Roof

When you choose shingle roofing for your home, you’re guaranteed a roof that doesn’t corrode or rust. The material has no components that will react with water or other environmental factors to degrade this way.

For example, any metal used in the installation of a shingle roof is specifically designed to be corrosion-resistant. This includes the metal flashing installed around roof penetrations.

Metal roofing materials are specially coated to resist the effects of the environment. These coatings are typically zinc or Galvalume, which is a zinc-aluminum alloy. In addition, metal roofing options are installed so that there are no weak spots where the metal panels join, preventing water infiltration that could lead to rusting.

Shingle Roofing And Metal Roofing: The Upfront Investment

For many League City homeowners, the upfront cost of a roofing project is the primary concern. This is one of the most significant differences between these two materials. Metal roofing will carry a much higher initial investment than shingle roofing.

However, there are significant benefits that come with this higher price tag. For instance, if you opt for a metal roof, you may never need to install another roof in your lifetime. Metal roofing is highly durable and extremely long-lasting, with an average lifespan of at least 50 years when installed and maintained correctly.

On the other hand, shingle roofing can last 20–30 years when properly installed and maintained. So, you may find yourself replacing your roof again while you own your home.

While the technology has significantly improved over the years so that shingle roofs are now typically rated to withstand 130 mph winds, when severe weather strikes, your roof could suffer damage. A metal roof is much more likely to handle the storm with minimal or no issues.

The Bottom Line: Is A Shingle Roof
Or A Metal Roof Better For You?

Ultimately, the decision between a metal roof and a shingle roof is completely up to you. At Brinkmann Quality Roofing Services, we offer only the best products in both categories. We partner with industry leaders to ensure you get the best quality for your roof replacement.

While metal roofing offers exceptional longevity, durability, and fire resistance, many homeowners simply love the appeal of a shingle roof. With either option, you’re guaranteed exceptional results when you turn to the Brinkmann family.

So, if you’re interested in shingle roofing or metal roofing for your League City home, call Brinkmann Quality Roofing Services at 281-480-7663 to schedule a free estimate.

Easily Missed Signs Of Roofing Damage

Think You Need Roof Repairs In Clear Lake
City? Don’t Miss These Hard-To-Find
Signs Of Roofing Damage

Turn To The Professionals To
Find All Your Roof Problems

When you have a roof leak, it’s pretty clear that you need roof repair in Clear Lake City. But did you know there are a lot of roof damage signs that many homeowners aren’t familiar with, so they often go unnoticed?

Many of these signs start as small roof problems, but they worsen and spread because they’re not identified early. Eventually, they become larger issues that are more easily recognized, but minor repairs won’t handle the situation by then.

Knowing what to look for is key to maintaining your roof’s health and ensuring it reaches its maximum lifespan. You’ll want to keep an eye out for these hard-to-find signs of roofing damage.

Free Estimate

Roof Leaks From Damaged Plumbing Vent Boots

Plumbing vent boots can be made of different materials, depending on the manufacturer. Because the focus is on the roofing materials when looking for damage, it can be easy to overlook their condition.

However, they can crack, rot, or tear as they age, leaving the perfect opening for water to infiltrate your home. It could be a bad vent boot if you have a roof leak and can’t find anything wrong with your roofing materials.

Poor Attic Ventilation In Your Clear Lake City Home

Attic ventilation is crucial to your roofing system’s overall health and longevity. It allows moisture and excess heat to escape the attic space, preventing damage to your roofing materials.

When it is inadequate, moisture and heat build-up in the attic. This can lead to severe damage, including mold and rot in the attic space and premature deterioration of roofing materials like asphalt shingles.

Proper attic ventilation requires clean, unobstructed soffits to bring in fresh, cool air. The moist, heated air is released through vents in the roof, preventing damage.

If you notice your attic space is stuffier than usual or developing mold, it’s best to have a professional roofing contractor evaluate your ventilation to determine if it needs to be adjusted.

Rusted Or Damaged Flashing Leads To Roof Problems

The flashing on your roof is installed around penetrations like the chimney and skylights to prevent leaks in these vulnerable areas. In most cases, the flashing is made of metal, which can potentially rust over long periods of exposure to water.

Additionally, bad weather can damage the flashing on your Clear Lake area roof. In either case, the material can no longer perform its intended job of protecting your home from roof leaks.

Increased Energy Bills Can Stem From Roof Leaks

Your roof does a lot to protect your home. It may surprise you to learn that keeping the weather out also helps keep your indoor air temperature right where you want it.

Many common roofing materials help prevent thermal energy transfer across the roof. This means your home will stay warm in the winter and cool in the summer. So, if your energy bills have started climbing for no apparent reason, your roof may be to blame.

Once you’ve ruled out HVAC troubles and determined your doors and windows are airtight, the next likely culprit is the roof.

Unexplained Water Damage Inside Your Home

Sometimes, you may know you have roof damage. However, the problem becomes how to isolate it. You likely have a roof leak if you’ve noticed water damage on your ceiling or walls.

Unfortunately, not all roof leaks are easy to find. Your roof can look perfectly healthy to the untrained eye, but it still has a bad spot, leading to damage. Additionally, it may leak from an entirely different location than where you see water marks inside.

When you have a roof leak, no matter how small, it’s important to call a professional roofing contractor to inspect your roof to find the damage. They know exactly what to look for and the right roof repair solutions to recommend for the problems they find.

Not to mention, the damage could be much worse than you suspect, which is why it’s better and safer for a professional to do the physical inspection on the rooftop. They’ll know how to navigate the roof without difficulty or injury.

Windy Days In The Clear Lake Area
Cause Your Home To Whistle

It’s also possible for roof damage to lead to whistling noises on particularly windy days. Even worse, you may actually feel the air moving inside your home, which can affect your energy efficiency.

Again, your roof may look fine. However, due to the damage, it is more prone to leaks and should be addressed as quickly as possible to prevent further problems with your home.

If you suspect you may have roof damage, you need a reliable, honest roofing contractor to assess your roof. At Brinkmann Quality Roofing Services, we provide long-lasting solutions to even the most elusive roofing damage and help you maintain your roof.

We’re here to help you with any roof repair needs in Clear Lake City. Call us today at 281-480-7663 to schedule a free estimate.

And Pick The Manufacturer
That Best Fits Your Needs

When there’s a material failure with your roof, who is “on the hook for fixing it?”

You might think, “Well, the manufacturer is.” And you’d be right.

But did you know that many manufacturer warranties come with caveats?

If your roof isn’t properly installed, or if the roofer uses various materials that aren’t from the same manufacturer during your roof installation, your warranty requests may get denied.

At Brinkmann Quality Roofing Services, we properly install your Friendswood, TX roof on the first try.

No skipped steps — no cut corners.

More than that, all your critical roofing components come from the same manufacturer, so there’s only one warranty that you have to deal with.

When We Say COMPLETE Roof
Replacement, We Mean It

So, what goes into a complete roof replacement? Quite a bit.

We won’t include every last detail of our process, but here are the big items that we cover on every single roof replacement project we complete:

  • Shingles
  • Flashing
  • Ridge caps
  • Underlayment
  • Pipe Penetration Flashings

Unfortunately, many “complete” roof replacements from other companies aren’t actually complete.

For instance, did you know that many roofers skip pipe penetrations altogether?

It saves them $300 to $400 — that’s why they do it. And it may not make a big difference right away, but eventually, your roof will leak without it. So, we always replace the flashings at your pipe penetrations.

Not only that, but we always replace your underlayment as well. It’s built into your contract that we do so. No matter what we find – we install new underlayment.

As you may have guessed, this isn’t always the case with other companies.

And a failure to replace the underlayment can cause rotted boards to go unnoticed. Therefore, those boards may worsen and cause major concerns down the road, such as mold growth, leaks, and even your roof’s failure.

We Don’t Skimp On Materials Or Installation
Processes When It Comes To YOUR Roof

It’s no secret that roofing companies often look for ways to save money however and wherever possible. After all, their competition is always trying to offer the lowest initial quotes – so, they specialize in piecemeal roofs.

They’ll buy shingles from one manufacturer and then underlayment, ridge caps, and ventilation from entirely different manufacturers. In other cases, they’ll take whatever is available in their truck and throw it on your roof.

Ultimately, this dumbs down your roof and makes it, well, cheap.

More than that, it likely voids your warranty.

At Brinkmann Quality Roofing Services, this approach is simply unacceptable and won’t happen. We provide manufacturer options and allow you to choose the one that’s best for you.

If your budget allows, we’ll use the same manufacturer for every aspect of your roof. This means the shingles, underlayment, ridge caps, and ventilation all come from a single source.

A “Mix And Match” Roof Can
Impact Your Warranty

Unfortunately, this mixing and matching of materials from various manufacturers is common among other roofing companies.

So, when there’s an issue, the shingle manufacturer might say, “Well, the ventilation didn’t work, so it caused premature failure of the shingles.” Or they may blame the underlayment, ridge caps… you name it.

If there are products on your roof that are outdated or from another manufacturer, you’re vulnerable to denied warranty claims.

For this reason, we recommend a single-source manufacturer for every roofing job. That way, you have only one company to work with if the material fails.

That means one warranty to deal with if you have an issue. And we assist with processing that claim with the applicable manufacturer.

Will DIY Roof Repair In Clear Lake City Save
You Money Or Cause More Headaches?

Choose A Professional Contractor To Eliminate
Your Roof Problems For Good

With the rising prices of goods and services, saving money is a top priority for most homeowners. While this is a great practice in many situations, it brings up an important question – can DIY roof repair in Clear Lake City save you money?

Unfortunately, this is a complicated question to answer and requires some consideration. You can save some money upfront, but in the long term, it could cost you a lot more than you bargained for.

At Brinkmann Quality Roofing Services, we’re dedicated to providing the best results for our Clear Lake area homeowners. We want what’s best for you, so we created this guide explaining the pros and cons of DIY roof repair.

Free Estimate

Average Cost Of DIY Vs. Professional Roof Repair

The average cost of roof repairs can be significantly reduced if you complete them yourself. However, it’s important to take a few minutes and consider why a professional roofing contractor costs more.

For one thing, they have the skills and expertise to identify all damage, even what you may not be able to see. When you hire someone who has worked in the industry for decades, they have had the time to develop their craft, ensuring the aesthetics of your roof will also be preserved.

While you won’t have to pay for labor or talent when you complete your own repairs, you’ll also miss out on the valuable knowledge a professional can offer.

Limited Access To Common Roofing Materials

With a DIY roof repair, you’ll have limited access to the different types of roofing materials available. Professional roofing contractors generally partner with premium brands. While these brands have options in big-box stores, they’re typically not the high-quality choices professionals have access to.

In addition, when you pay for a roof repair, the contractor will make every effort to match the replacement roofing materials with the existing roof. This ensures your repairs won’t stand out like a sore thumb. With the materials available at the local hardware store, you may not be able to accomplish this.

Safety Concerns During Roof Repair

Completing a DIY roof repair can be dangerous. If you’re not an industry professional, you’re likely not used to working on a roof. The job will require additional safety equipment, which most homeowners do not own. Before you can begin, you’ll have to purchase these tools, which will quickly add costs to your repair project.

A professional roofing contractor already has all the needed safety equipment. They’re also trained and skilled at working on a roof, minimizing the risks of costly accidents.

Speaking of accidents, there is also the potential for damage to the rest of your home to occur during a roof repair. If you’re doing the project yourself, you’ll be left responsible for the cost of fixing that damage, while a professional will have liability insurance to cover the expense.

DIY Roof Repair Can Take More Time Than You Think

Even if you only have a small roof leak that needs minor repairs, the process can take a lot longer than you expect if you’re not experienced. It’s possible that as you begin working on the area of concern, you will uncover more damage.

This can lead to a small project becoming increasingly more complex. The material requirements can quickly stack up, and the time it takes to complete the project can increase dramatically.

When you hire a professional, they’ll know exactly what to do if they uncover more damage. In most cases, the initial estimate they provide will include contingencies for this type of situation, so you’ll know what the expected cost is for the additional work.

You May Void Your Warranty With DIY Roof Repair

The warranty on your roof is a pretty big deal. It protects you from material defects and helps preserve your investment. However, it typically comes with several stipulations, including the requirement that only trained professionals work on the roof.

If you complete DIY roof repairs, you could completely void the manufacturer’s warranty. Additionally, if you had a workmanship warranty that was still active through your roof replacement contractor, you could void that as well.

Should you need to lean on either of these warranties at a later date, you’ll be left paying for all materials and repairs because you voided the agreements. In the end, your money-saving DIY roof repair could cost you thousands of dollars.

The Added Cost Of Roof Repair Tools

Another consideration to make before you choose the DIY roof repair route is the tools needed for the job. Not many homeowners own roofing tools. While we’ve already mentioned you’ll need to invest in safety gear, you’ll need to add this expense to the bill.

Paying For Professional Roof Repair
Costs To Fix Your Mistakes

There’s always the potential to make the problem worse if you have no practical roof repair experience. If this happens, you’ll have the added expense of hiring a professional roofing contractor to fix the original problem and the mistakes you’ve made. This will make your DIY project exponentially more expensive.

While the initial cost of a professional roof repair project may be a little more upfront, it’s well worth the peace of mind you’ll get knowing the job was done correctly. At Brinkmann Quality Roofing Services, we offer exceptional roof repair services that provide long-lasting results and maintain your roof.

Repair Or Replace Your Roof: How To Decide

Roof Damage In Clear Lake City? How
To Determine If You Need Roof
Repair Or A Replacement

How To Tell When That Roof
Leak Is Beyond Repair

Roof damage is one of the most frustrating things for a homeowner. Whether it’s a roof leak, water damage, or missing materials, it raises the very important question: Do you need a roof replacement or roof repair in Clear Lake City?

While it can be easy to fall into the mindset of the worst-case scenario, many times, these problems can be handled with a simple roof repair, extending the lifespan of your roof. It’s important to consult a professional roofing contractor to determine the extent of the damage.

However, you can also consider some key factors to help make the final decision. Once you assess these factors, you can weigh the pros and cons of roof repair vs. roof replacement.

The Size Of Any Existing Roof Leaks

Roof leaks are the most prevalent problems homeowners face that require the expert skill of a roofing contractor. As soon as you notice a leak, it’s essential to call a professional to assess the situation.

What happens to be a small issue today can quickly become a widespread problem in a very short period. A leak that starts in one tiny spot can easily spread throughout the roofing system, leading to complications that include the following:

  • Mold
  • Ceiling damage
  • Insulation damage
  • Roof framing and decking rot

Unfortunately, while you may know you have a leak because you see the tell-tale signs inside your Clear Lake area home, finding the physical source may not be so easy. A professional roofing contractor has the skill and expertise to identify the cause of a roof leak.

Based on their findings, they can help you determine if it can be fixed with a roof repair. If you act quickly at the first sign of a leak, you can typically avoid the need for a full roof replacement.

The Extent Of The Damage To Your Clear Lake City Roof

Not all damage warrants a total roof replacement. Many homeowners consider the need for such a project when their roofs have begun to show the effects of time or have sustained damage.

Roof damage signs vary between types of roofing materials. However, they’re typically divided into two categories: aesthetics and structural. Aesthetic damage includes the materials looking old or growing moss or algae.

Structural damage is a bit more serious and can include any of the following:

  • Curled shingles
  • Missing granules
  • Cracked shingles
  • Dented roofing components
  • Rusted roofing components

If the structural damage on your roof is isolated to small sections, it’s possible that it can be repaired. On the other hand, if it is widespread, it may be more cost-effective and efficient to complete a roof replacement.

Your Roof Is 30 Years Or Older

Another important consideration is the age of your current roof. Most asphalt shingle roofs have a lifespan of 20–30 years when installed and maintained correctly. Metal roofing and concrete tiles can last significantly longer.

However, once a roof reaches 30 years and sustains significant damage, it’s important to consider whether the overall cost of repair will be more expensive than replacing it.

If you frequently have to repair your roof, those costs can quickly add up. Eventually, keeping your roof going can be a financial drain. Replacing it with new, improved materials can eliminate the need for roof repairs and give you peace of mind.

The Urgency For Roof Repairs

Sometimes, the urgency to remedy a roof problem can decide whether you get a roof repair or replacement. If your roof is at the point where it should be completely replaced, other circumstances may arise that require you to repair it instead.

For example, if severe weather is headed to the Clear Lake area, there may not be time to schedule and complete a roof replacement. In this situation, completing repairs may be the only option to ensure your home is protected from the oncoming weather.

Roof Replacement Costs Vs. Roof Repair Costs

For some, the decision comes down to roof replacement costs vs. roof repair costs. Replacing the roof will cost more upfront than repairing it, and if it’s an unexpected project, you may find yourself unprepared for the expense.

However, it is important to consider how often you complete roof repair work. Frequent repairs quickly add up and can quickly outweigh the roof replacement cost, making this the less economical decision.

Most roofing contractors offer in-house financing options to help budget for a new roof, making the decision much easier. Consider the long-term results of the option you choose to ensure you have the best roof over your head.

Materials From Multiple Manufacturers

At Brinkmann Roofing, We Provide Options

We’ve performed over 100,000 roof replacements in Texas – no two have been the same.

They’re all unique.

The measurements for your roof are unique. Your budget is unique. And, most of all, your goals are unique.

After all, a new roof to help sell your home is an entirely different project than a roof replacement for your forever home. And if your roofer doesn’t consider these key details – if they don’t ask the why questions you could end up with a roof that isn’t what you want or need.

At Brinkmann Quality Roofing Services, we learn your needs and goals. And, ultimately, we provide options and help you make informed choices that allow you to reach your end goal(s).

Multiple Roofing Materials From
Up To 10 Manufacturer Options

So, what materials do we offer? Well, you name it, and there’s a good chance we offer it here at Brinkmann Quality Roofing Services. Notably, some roof material options that we may recommend include:

  • Solar Shingles
  • Composite Shingles
  • Standing Seam Metal
  • Concrete And Clay Tile

We use three manufacturers primarily. However, we offer as many as ten in total.

Ultimately, your options depend on your material choice. For instance, we manufacture standing seam metal ourselves, whereas we provide a variety of manufacturer options for composite shingles.

You can rest assured that every manufacturer we use has gone through our meticulous screening process – we’re very picky. We’ve ensured they’re the best of the best… of the best.

Moreover, our team is excellent at installing every roof type. We meticulously train our installation crews until they can install each new roof type blindfolded.

Our Aim? We Help You Reach Your End Goal

The primary reason we offer multiple roofing materials and use various manufacturers? We want to meet your end goal.

After all, just as your home is not the same as our other clients, neither are your goals.

For instance, some homeowners want to sell their homes, so they want a roof that will maximize the resale value right away. In other cases, the homeowner may intend to live in their house for 40+ years, and they need a roof that will last a lifetime and require very little maintenance.

In either case, we can (and will) design an appropriate roofing solution for you.

And we ensure this is the case by considering everything, including your:

  • Budget
  • Aesthetics
  • Roof performance needs
  • Longevity considerations
  • Architectural considerations

So, early in the consultation process, we learn your goals.

Then, we give you choices and help you understand the pros and cons of each. That way, you can make an informed decision and feel confident you’re getting your ideal roofing solution.

We Guide You Step-By-Step Through
The Decision-Making Process

Don’t get us wrong, we offer advice and recommendations.

But at the end of the day, we want you to understand the type of material you’re getting and WHY you’re getting it.

Our team will gladly answer all your questions and stay as long as it takes to explain all options.

We break the roof down entirely – every component. Specifically, we explain:

  • Shingles
  • Flashing
  • Drip edge
  • Ventilation
  • Underlayment

Along with an explanation, we provide photographs and even walk you through the entire roof replacement project. So, you know what you’re getting. There are no surprises or wondering why we perform certain actions or use certain materials.

And ultimately, we help you make decisions. You’ll understand all material options and the pros and cons for each. When you decide which material you want, you’ll know what you’re getting for your money.

The entire process takes an hour (sometimes more). And although we’re more than welcome to stay as long as you need us to, we never overstay our welcome.

#1. Our Consultations Are Educational, Not Sales-y

We want you to make informed decisions. So, we break down the roofing process, roof components, and your best options during the first visit.

We’ll often tell you more than you want to know. And we do this for a specific reason — we want you to understand precisely what you’re getting and why it’s needed.

Because here’s the reality — many roofing companies don’t care to educate. They want you to trust them, and they want to close the sale. That’s it.

And you should be skeptical when a company avoids certain topics, such as the materials they use, who the manufacturers are, and their work processes.

In the areas they don’t discuss, it’s common to find compromises and cut corners. After all, that’s how they save money.

Well, we don’t compromise or cut corners, and we describe, in detail, every step we take. No guessing. No games. Ever.

#2. Our Contracts Are Detailed And Accurate

We tell you every step we’ll take and every piece of material we intend to use on your roof.

More than that, we put it in writing.

For instance, we tell you that we’ll remove the underlayment and replace it with X, Y, and Z. There’s no mystery.

And within our quotes, you can see that we don’t make decisions to save ourselves money. When it comes to the materials we use, we refuse to let the quality slide.

Unfortunately, many of our competitors do things, well, a little differently. They often provide a one-line item contract that says, “We’re going to put on [brand name] shingles.”

But what’s underneath the shingles? They often don’t include those details. And what’s underneath your shingles is what truly matters. It’s what makes a roof perform how it should.

With Brinkmann Quality Roofing Services, you’ll always know every detail — we outline it directly in your quote.

#3. We Keep You In The Loop From Start To Finish

You’ll receive A+ communication from our Brinkmann team, and it starts BEFORE the first visit.

Specifically, we send photographs of your project foreman, service technicians, and quality control attendant (along with anyone else you may interact with).

That way, when they arrive and knock on your door, you’re greeted by a familiar face.

Then, during your first visit, we also learn your preferred method of communication — telephone, text, or email. Your foreman will also provide their cell phone number and business card. You can feel free to contact them at any point during your project.

And throughout your project, we keep you in the loop. If ever you have a question or concern, just contact us. We’ll answer (or call you back) right away.

#4. We Respect Your Property And Keep It Clean

We go above and beyond to clean during your roofing project. Now, every roofer says they’ll respect your property, but very few keep their promise.

At Brinkmann Quality Roofing Services, we walk the talk. Here are some of the ways we respect your property:

  • We put tarps around the perimeter of your home to contain as much debris as possible while we’re tearing off your old roof.
  • We roll up old nails and properly discard them. That way, we ensure they’re not lying around your home’s perimeter after we leave.
  • After we finish your roof replacement, we use large magnets throughout the property to pick up any nails we might’ve missed.
  • For certain projects, we bring trailers to the eave line of your home so our roofing crew can throw waste materials directly away without materials ever hitting the ground.

And, at the end of the day, we leave your home BETTER than we found it.

Are you searching for a company that installs the entire roofing system and offers an unbeatable manufacturer and labor warranty in Friendswood, TX? If so, contact Brinkmann Quality Roofing Services today for your free and accurate quote.
